The Space

One Room, Many Uses

The Great Hall is a wide-open 6,592 SF space in the heart of the historic mill campus — high ceilings, natural light, and direct load-in access. It seats a crowd for a wedding or a town meeting, and it opens up for a craft market, an art show, or a fundraiser.

Rentals start at a three-hour block. Tables, chairs, and a full AV setup are available as add-ons. Non-profit, municipal, school, and church organizations rent at half the commercial rate.

Every rental carries a $250 cleaning fee and a $500 refundable security deposit. Leave the Hall broom-swept and undamaged and the deposit comes back in full.

Rental windows include setup and cleanup. Time beyond the booked window is billed at the additional-hour rate.

The Details

Booking Terms

Cleaning fee — $250, not refundable. It covers our routine turn of the Hall after a normal event.
Security deposit — $500, refundable. Returned in full within 10 business days if the Hall is left broom-swept, trash removed, and undamaged. Damage, and any cleaning beyond a broom-swept and typical cleanup, is charged against it at actual cost.
Non-profit rate requires proof of 501(c)(3) status, or municipal, school, or church affiliation.
Payment. 50% of the space rental holds your date. The balance, the cleaning fee, and the security deposit are due 7 days before the event.
Cancellation. More than 30 days out: full refund less a $100 administrative fee. 15–30 days: 50% of space rental retained. 14 days or less: space rental non-refundable. The cleaning fee and security deposit are returned in full on any cancellation.

Insurance. A certificate of insurance ($1M per occurrence / $2M aggregate) naming 100 River Street Venture, LLC as additional insured is due 7 days before the event.
Alcohol requires a Vermont liquor permit and a licensed, insured bartender. No self-service.
House rules. No smoking, open flame, confetti, or glitter. Nothing attached to walls, floors, or historic fabric. Amplified sound ends at 10:00 p.m.
Every rental is confirmed with a signed Great Hall Event Rental Agreement.
